Location, as always, is the key to buying a property in Tenerife.
Depending on your reason for buying, whether for holidays, permanent
relocation or retirement, think about what you want and - equally
important - what you need.
If you are likely to be flying to-and-fro regularly, you may want to
limit your search to properties within easy reach of the airport. If you
are moving to Tenerife with a young family, nearby schools and local
entertainment will be priorities, and if you are planning to retire in
the sun, being near a beach or golf course may be preferable.
Location, of course, determines the price too. Coastal properties command
a higher price and the further inland you go, generally the cheaper the
property. But are you suited to living in a Canarian village, with fewer
amenities?

If
you are looking for a country property for sale in Tenerife, we will take
you inland into the countryside, so that you can see for yourself the
local village life, motorway connections and infrastructure. If you are looking for apartments for sale in areas such as Fañabe we
will take you to the key developments from existing developments to new
developments. We will also advise you on future developments providing
you with the option to purchase an off plan property for your personal
use or as an investment property. Most people looking to buy a property in Tenerife look to buy in or near
the popular holiday resorts in the South of Tenerife. Well-known resorts such as Playa De Las Americas, Los Cristianos. Playa
de Las Americas has developed enormously in the last 10 years, and now
encompasses several different areas such as Playa Troya, San Eugenio,
Torviscas Bajo & Alto, Fañabe, El Duque, and in the coming years will
also stretch and encompass the La Caleta area.
All of these areas are beach resorts and as such properties in these
areas command a higher premium.
In The slightly less well known & less developed resorts, of Playa
Paraiso, Callao Salvaje, Puerto Santiago & Los Gigantes, to the West of
Las Americas property prices can be a little less, but never the less all
these resorts are coastal and property prices are catching up in these
areas. This is also true of the resorts to the east of Las Americas and
Los Cristianos, such as Costa Del Silencio, Amarilla Golf, and Golf Del
Sur.
Between Golf Del Sur and Tenerife’s Southern airport lies the small
fishing village of Los Abrigos, Property prices are relatively cheaper
here, but are rapidly increasing due to improved road communications &
development between Golf Del Sur and Los Abrigos. Further along the coast
to the from Los Abrigos, there is the Spanish resort town of El Medano,
where it is still possible to buy a 3 bedroom coastal property with a
communal pool near or overlooking the seafront for about £140,000. Most inland towns are never more than 15 minutes drive to the coastal
resorts and most are only 5 to 10 minutes drive away. In Towns such as
San Isidro, just 5 minutes drive from the airport & El Medano and 15
minutes drive to Las Americas, a 3-bedroom town house can be bought for
about £100,000.
Other inland towns and villages proving increasingly popular with the
British re-locating to Tenerife are. Valle San Lorenzo, Granadilla, San
Miguel, Las Chafiras, Guargacho, Parque de La Reina, La Camella, Buzanada,
Palo Blanco, Aguilas Del Teide, Adeje, Armeñime, Guia de Isora, Taucho.
All of these towns are between 5 and 15 minutes drive of Playa de Las
Americas.
CLIMATE
The South and South east of Tenerife where the majority of resorts
exist have a very dry & arid climate, with very little rainfall
throughout the year. Whilst hot in the summer, unlike some of it’s
Mediterranean counterparts it is never oppressive due to the cooling
winds of the north Atlantic. Hence summer (May to end of Oct.)
temperatures vary from 22 – 30 Celsius whilst winter temperatures rarely
dip below 18 Celsius averaging 22 degrees Celsius.
The North and North west of the Island have a slightly wetter climate,
with more rainfall particularly in the winter.
GEOGRAPHY
Situated off the North West Coast of Africa, Tenerife is home to the
Highest peak in the Spanish Territories, the magnificent Mount Teide, a
dormant volcano, nearing the end of it’s active life. Tiede is the 3rd
highest volcano mountain in the world, and from January to March it is
not uncommon to see its peak covered in snow as you view it from a sun
kissed beach. The peak of Teide in centred in one of the many national
parks in Tenerife. The Pico de Tiede National park consists of the Peak
of Tiede the surrounding Lava flow and out of world rock formations and
the Coronal Forest. A lush thick pine forest that rings the edges of the
national park. In this Tiede national park there are several picnic areas
very popular with local residents & holidaymakers alike.
Other national parks include Playa La Tejita, a beautiful stretch of
Golden sand between Los Abrigos and El Medano, this is home to one of the
few nudist beaches on Tenerife and is popular with all nationalities.
